An investment price list isn't a table set by gut feel and then patched with discounts when sales stall. I calculate it with quantitative models and run it as a discipline: setting the entry price and the path of changes so the absorption pace holds without bleeding margin through ad-hoc cuts.

I don't ask who you consider your competition. I ask what your buyer actually compares your investment against before signing a contract with someone else. That's the difference between a tidy report and a pricing decision that either earns or burns your margin.

Visualisations, video, shoots, the website, brochures, billboards, OOH and online campaigns aren't separate jobs for me — they're one coherent body of sales material, subordinated to the positioning, offer and price of a specific investment.

Investment apartments

Here the buyer isn't looking for a place to live — they're buying an asset that has to earn. I set up the offer, communication and sales around rental yield and seasonality, not around floor area and room layout. It's the same approach I use to run an investment's whole sales system, simply aimed at an entirely different buyer.

Houses, semis & terraced

A housing development sells differently from a flat in an apartment block. The decision is longer, the family buyer looks beyond floor area at the commute, the neighbourhood, the garden and the view. I set up the whole thing — the offer, the visualisations of the surroundings, the website, the campaigns and the sales office — so this longer process doesn't lose buyers along the way.

Multi-family estates

On an estate counted in hundreds or thousands of units, no single campaign sells it — a coherent mechanism does, one that runs across many phases and several years. I step in like a board member and tie the offer, pricing, campaigns and CRM into one system, so the pace doesn't drop between the first phase and the last.

Retail and commercial units

Retail units and commercial space are not “flats on the ground floor”. They are a different product, a different buyer and a different purchase decision — sold alongside the residential part, usually to an entirely different client. I set them up as a separate track within one sales system for the whole development.
