Here the buyer isn't looking for a place to live — they're buying an asset that has to earn. I set up the offer, communication and sales around rental yield and seasonality, not around floor area and room layout. It's the same approach I use to run an investment's whole sales system, simply aimed at an entirely different buyer.

A housing development sells differently from a flat in an apartment block. The decision is longer, the family buyer looks beyond floor area at the commute, the neighbourhood, the garden and the view. I set up the whole thing — the offer, the visualisations of the surroundings, the website, the campaigns and the sales office — so this longer process doesn't lose buyers along the way.

On an estate counted in hundreds or thousands of units, no single campaign sells it — a coherent mechanism does, one that runs across many phases and several years. I step in like a board member and tie the offer, pricing, campaigns and CRM into one system, so the pace doesn't drop between the first phase and the last.
